Cross
River State Government is determined to provide a good and sustainable
environment for housing and other general public facilities.
Getting
a building plan approval is an indication that the building complies with
building laws and regulations. Beside this, it is evidence to proof that
appropriate authorities or agencies are aware of such constitution.
The
building plan will first undergo a process of vetting, between the period of
twenty-one days (21) in form with the Cross River State Building Regulation of
1984 as amended in1987; Urban and Regional Planning Law of 1992.
The
period of 21 days; mean the process of building plan application from
submission to approval state witting 21 working days. It seeks to eliminate all
identified causes of delay, stress and ineffective that have hither to worked
against the building plan approved.
Breakdown
of the 21 working day is as follows:
- Bank transaction: 3 days
- Town Planning Analysis 4 days
- Architecture Assessment 3 days
- Engineering Assessment 10 days
- Final approval by the Planning Authority: 1day
Registration Fees: This
step is taken by a developer towards the approval of his building/plans. A
specified amount of money is paid to the Nigerian Institute of Town Planner
(NITP) account through a specified bank account.
SUBMISSION OF THE BUILDING PLAN
AND OTHER REQUIRED DOCUMENT ALONGSIDE WITH THE APPLICATION LETTER
The
submission of plans to the Town Planning Office for assessment and approval,
application letter is written either by the client or by the Architect on behalf
of the client. It is written to the Town Planning Office for building approval
purpose.
ASSESSMENT OF DRAWINGS/PLAN
This
is the stage in which the submitted documents are examined/ assess. The Town
Planner Officer check for factors such as set-backs for both bungalow or storey
building and other landed structure.
All
this procedures is carried out within 21days.

Cross
River State Ministry of Land & Housing has evolved measure which it
believes would eliminate all previous bottle-necks that previously caused delays
in building delivery process. The
public is hereby urged to come forward to submit their building plans
application to its various Town Planning Offices and Development permit
approval obtained before commencing development.
